Here’s how the journey together can look:

Step 1: Schedule a consultation and tour the home.

During this phase, the goal is to get to know the clients and talk through finishes, landscapes, upgrades and explore what you may want to do or not do before the home hits the market. Example: many people think they need to paint the exterior of a home before it hits the market, rarely is this a good option as it won’t make a difference. 

Step 2: If it’s a good fit, we sign listing paperwork and set a listing date.

Expectations are so important. Fran gets an understanding of what you need and answers questions, goes over your preferred communication and finalizes a plan.

Step 3: Property prep! Ready, set, go.

Once the house is ready we schedule photography and videography generally a week before we plan on having it hit the market. We also schedule the sign and lockbox installation. Once the owners approve all the photos and marketing we upload it for the world to see. This is also the time, that if pertinent, we schedule open houses. 

Step 4: Offer time!

Once Fran receives an offer, he sends it to you promptly. If we have a hunch that we may receive multiple offers on a property then we set a time to review all of them at once and work through which one will be the most attractive for your situation.

Step 5: Preparing for negotiations.

Fran talks through the timeline regarding the offer and helps set expectations regarding the inspections, appraisal, potential repair items and anything within the offer or transaction that may come up. During this process, Fran advocates for what you want and gives advice in response.

Step 6: Signing and recording.

Fran schedules a signing at the title company and makes sure you are prepared for getting everything out of the home and in what condition it needs to be.

Step 7: The party is just starting…

Once the home records in the county, we’re all done! However, many clients continue reaching out to Fran.
